Check a house before making an offer

Property checks before you offer, for a home in England. Search the address to see sold prices, the EPC, flood and planning constraints, and the local area — each figure sourced and dated. Not a valuation, a survey, or advice.

Address-level checks are available where sold-price records are loaded in England. Elsewhere we say so. See how each figure is computed.

What to check before buying a house

What should I check before making an offer on a house in England?

Sold prices for the address and nearby, the energy rating (EPC) where one is registered, flood risk, and planning constraints such as a conservation area, green belt, an Article 4 direction or listed status. Local-area facts such as crime and broadband are shown where we hold them, labelled as the street or the wider area rather than the individual home.

Is this a valuation or advice on what to offer?

No. Plot Check is not a valuation, a survey, a conveyancing search, or advice. A price figure on a report, when we show one, is labelled as an estimate from public sold-price records, not a valuation.

Do I need a listing link to run a property check?

No. Type the address or postcode. Address-level records are available where sold-price records are loaded in England. Elsewhere the page says so and shows area context instead of inventing an address-level figure.

Does “no issue identified” mean the house is fine?

It means nothing in the records we checked was flagged. That is not proof the home has no problems. A survey and the usual searches can still find things we do not hold.
